Do you have savings and are thinking of making a solid investment that generates income, but feel a bit lost? Have you ever thought of investing in a seaside city, sun-drenched for most of the year and home to a growing community? If so, Gaeta is the city for you.

Investing in real estate today means making a well-thought-out decision to maximize your benefits. In short, it is about achieving profitability that rewards your investment. Your opportunity could be in southern Lazio, perfectly located between Rome and Naples.

Set along a stretch of coast that earned it the nickname “Pearl of the Tyrrhenian Sea,” Gaeta enjoys a strategic and picturesque position. Its gulf has been the setting for numerous legends and events that have marked Italy’s historical routes. The “Riviera of Ulysses” is also the only stretch of coast between Lazio and Campania that boasts fine white sandy beaches. For all these reasons, Gaeta is a tourist destination appreciated by Italians and international visitors alike. Investing in property here means having the opportunity to start a hospitality business by converting the property into a holiday home or bed and breakfast.

Gaeta: the perfect seaside destination for property investment

The rental market in Gaeta is thriving, and the seasonal adjustment efforts undertaken by the City Council have given Gaeta a modern charm. During winter, the city offers four months full of events. Starting in November, there is the lighting of the magnificent “Fable of Lights.” These majestic lights are on display throughout the Christmas period until mid-January, attracting hundreds of thousands of visitors from all over Italy every year. The festivities continue in February with “Carnival,” then in March, with rising temperatures and the arrival of spring, Gaeta becomes a destination for weekend tourists who can reach the city in just a few hours by car.

During the spring, the “Pearl of the Tyrrhenian Sea” becomes the ideal destination for international tourists from Northern Europe and Russia, who prefer this time of year for seaside holidays.

A real estate investment in Gaeta is a smart choice. Buying a house here costs less than an investment in the most renowned parts of the Campania coast, and less than it did in Gaeta a few years ago. Although prices are rising compared to June of last year, they are still around 30% lower than in 2014.

Gaeta is an excellent solution for investing in a seaside town without spending exorbitant amounts, offering advantageous and profitable rental income. According to estimates from December 2019, a rental property in Gaeta averages €7.73 per square meter.

Not from Gaeta and worried about managing your property? No problem—you can contact us at Delta Immobiliare. With our rental service, we take the worry out of summer rentals for tourists, as well as winter rentals for students and professionals. For some years now, Gaeta has become a destination for numerous students who prefer the hospitality and practicality of the city for their studies. In fact, Gaeta is home to a branch of the Nursing faculty of “La Sapienza” University of Rome.

Buying a house in Gaeta to invest in your future

Beyond the financial aspect, buying a home is a personal matter. Owning a beach house means carving out your own space to experience life’s most significant moments and spend peaceful times, with the certainty of being able to easily manage a future resale given the growing demand for properties in Gaeta.

Does the first heat of the season make you dream of summer? Well, we have ideas and a short guide on the most interesting inspirations for garden furniture 2024 that can help you furnish your outdoor space at home.

Garden furniture 2024: the gazebo with alternative materials and shapes

If you are imagining yourself in the garden under the shade of a gazebo or on the terrace sipping a cold drink, but for now you only have an empty and unwelcoming space, you are on the right page!

Let’s start by talking about fixed solutions, the most challenging is to choose, both in terms of style and size.

The style of the house certainly influences the choice of a fixed structure. The new trends speak of clean lines and contemporary materials that go well with the home in a classic style. Indeed, working on contrast gives an extra twist to the style of the entire housing complex.

A clean and minimalist design, in fact, is one that combines a house with a modern feel and one with a more traditional taste. For example, a combination that may seem risky, but works very well, is the one that combines tradition and contemporaneity. Like a pergola, or an aluminum gazebo painted in neutral colours, placed next to a historic residence, or a typical style house.

Create an outdoor living room with outdoor furniture

In summer the garden becomes an environment to be experienced in 360°, from morning to evening. Therefore, think about furnishing it with everything you need to make it welcoming and functional.

Start by creating a welcoming living room by choosing your preferred style. You can opt for a boho style with lanterns and fringes used as furnishing accessories and to make wicker armchairs more comfortable use cushions and blankets in warm colors. The extra detail? A hammock in warm colors – or a hanging armchair – and candles to create a welcoming and refined environment.

There are several materials on the market suitable for outdoor spaces. For example, for flooring, teak is easy to manage in an outdoor environment thanks to its resistance to water, fungus, salt and other environmental factors which normally damage the wood.

As for fabrics, it is advisable to opt for artificial fibers such as coated polyester, acrylic and olefin as they tend to last longer and are resistant to moisture.

Full color! Between metal and colorful furnishing accessories

Color should be introduced among outdoor furnishing accessories. Colored metal meets neutral textiles to create an eye-catching and contemporary contrast.

If you prefer soft Mediterranean atmospheres, wood is the perfect material to recreate a rustic but very chic effect, with tables and chairs covered in light fabrics.

If, however, you prefer a more pop decor, you can opt for furnishings in bright colors and even those with a glossy finish.

Still haven’t found the house with garden of your dreams? We’ll think about it!

This article is not just for those who already have a house with a garden or terrace. If, in fact, you are looking for a property in Gaeta with an outdoor space, you can find many opportunities on our website! Take a look here or contact us for more information.

Did you know that condo fees can be tax-deductible? Read this article to learn about condo fee tax deductions and how to claim them.

Which condo fees are tax-deductible?

It is possible to deduct condo fees for work carried out on the building’s common areas, with percentages that may vary according to annual tax regulations. Here are some deductible interventions:

  • facade renovation work;
  • energy efficiency upgrades;
  • waterproofing of exposed areas (such as balconies or roofs);
  • repair, replacement, or simple routine maintenance of the building’s systems and common areas;
  • renovation and safety upgrades for stairs and elevators;
  • building renovation work;
  • restoration to preserve parts subject to decay.

How to claim condo fees

To request a partial deduction for 2022 expenses, simply fill out this year’s 730 form with the expenses incurred in 2022, entering them in “Section E – Charges and expenses.” However, the building manager must report them to the Agenzia delle Entrate (Revenue Agency) via a document detailing the individual interventions and the relative shares attributed to each condo owner. The document must be sent exclusively electronically.

Subsequently, the Revenue Agency will include the eligible deductions in the individual’s pre-filled 730 form.

Who can benefit from condo fee tax deductions?

Property owners have the right to benefit from deductions on condo fees in proportion to the shares expressed in the millesimal tables. Even those who are self-employed and have a home office can deduct 50% of condo fees, utility bills, and rent, but only if they fall under the ordinary tax regime and not the flat-rate (forfettario) scheme.

Benefits can be accessed once the expenses have been paid by the building manager, with payment completed within the year and by the deadline for filing the tax return. In general, it is possible to benefit from condo fee deductions over a period of ten years.

If you have bought a house in the countryside, or a rustic place to be restored, and it’s time to furnish it or to carry out some renovation work, read this guide where you will find many useful tips to put into practice immediately!

Contrasts are always a good idea

One of the most original trends of the moment, which will surely never tire, is the one that plays with contrasts. Contrasts of style, contrasts of colours and shapes: mixing is the most enjoyable game you can play when you have to furnish your home! When stone meets steel, and iron is combined with wood to give life to the industrial style, this is the most popular style at the moment. To personalize it, you can focus on colour and untie yourself from the black, wood colour and neutral shades of gray that characterize this style. A good idea would be to insert an antique piece of furniture, perhaps withered, and paint it in light shades of green or light blue to give the industrial a Provencal note.

You can also focus on decorative objects and furnishing accessories such as ornaments, rugs, fabrics and curtains in contrast with the surrounding furniture. A carpet with bright colours and bold geometries can create an interesting look in a monochromatic setting, while an ornament with essential and contemporary features gives the space a less formal appearance.

How to furnish a bed and breakfast in the countryside

If, on the other hand, you have decided to buy a house in the country to transform it into a bed & breakfast, , in harmony with the landscape that surrounds it you can focus on the classic shabby chic furniture, or you can give it a sustainable imprint, focusing on ecological furniture.

Ecological furniture

More than a real trend, it is to be considered as a choice that embraces a sustainable lifestyle. Furthermore, eco design is highly appreciated because it arouses a sense of tranquillity, resulting in the perfect furniture for those who want to get away from urban stress, even if only for a few days.

This trend, born in Scandinavia, has now also landed in Italy and can be identified in different styles, from Scandinavian to Japanese. It can also be customized by inserting restored salvaged pieces, perhaps with a new function.

Shabby chic decor

If, on the other hand, you are a lover of soft colours and romantic details, then the shabby chic style is the perfect choice for decorating your bed and breakfast. The main features that distinguish this style are the soft shades of ivory, beige, cream, dove grey and grey, but also pink, blue and of course white. If the floor of your home is parquet or terracotta, just add wooden furniture, curtains and pillows in linen or cotton, a pinch of embroidery and you will get the cozy bed and breakfast in a shabby chic style!

Country house to be renovated, you can benefit from the 110% bonus

In case you have found the opportunity you have always been looking for, managing to buy a rustic house in the countryside, you can now take advantage of the Home Bonus to renovate from scratch, using the bonus to buy appliances and furniture for your home with advantageous discounts.

The Pearl of the Tyrrhenian offers unforgettable moments to spend immersed in nature, both for sea lovers and for those fond of walks in the greenery.

Those who wish to be lulled by the crystal-clear waters of the sea, in complete relaxation, can choose from numerous mini-cruises, discovering the most suggestive coves of Gaeta and Sperlonga. Gaeta Nightlife. The Events not to be Missed and the most Popular Places in the City

The confirmation arrived a few days ago: the Arena Virgilio returns in August among the events in Gaeta to cheer up summer evenings with its artists, singers, and comedians. As every year, the Arena’s stage will host big names from the Italian artistic panorama with six music and cabaret shows.

Opening the festival on August 16 is Vincenzo Salemme who, with his distinctive humor, brings his show to the stage Napoletano? E famme ‘na pizza . A witty representation of stereotypes and common places that revolve around the figure of the Neapolitan. The show continues on August 18 with Gigi Finizio, another representative of the Neapolitan artistic and singing panorama, with a concert that bears the name of his new song Vieneme a truva’.

August 19 is the evening of fun with Paolo Caiazzo dealing with today’s society in the show Non mi chiamoTonino. In the hilarious monologue, he narrates some events of his career in an ironic key. Taking over the stage is Peppe Iodice with his show Una sera all’improvviso, a recital in which the artist brings to life a monologue with many guests and sketches.

On August 20 and 21, it’s music’s turn again with Mogol and Gianmarco Carroccia who bring their project Emozioni to the stage, a musical biography of Lucio Battisti. The next day it\’s the turn of two young singers from the Neapolitan rap scene, Ivan Granatino and BL4IR with Caramella the concert. The six-day event closes with Biagio Izzo in Un angelo per custode.

In addition to the events, Gaeta offers a nightlife full of entertainment. The small village of old Gaeta comes alive with its small restaurants where you can savor the traditional flavors of Gaetan cuisine, with pubs and venues where you can listen to music and gather – in this case respecting the anti-Covid regulations .

Enjoy a Short Stay in the Wonderful Gaeta and Experience the Daily Life of the City

An excellent idea to immerse yourself in the lifestyle of the city overlooking the Tyrrhenian Sea is to spend an extended period in a vacation home, perhaps opting for a monthly rental. This way you can fully experience the beauty of the city in its daily life and in the simplest gestures.
