If you’ve started looking for a house, but don’t know which area suits you best, you\’ve come to the right website! In this guide, we help you evaluate the main neighborhoods where to buy a house.

Buying a House in Gaeta, Yes but where?

Purchasing a house in a city that is not your own is a choice that needs to be carefully considered. One of the first things to evaluate is the usability of the area where you decide to buy. For example, if you decide not to travel by car, it’s better to opt for a central neighborhood, easily accessible by public transport.

If, instead, your primary parameter to consider is tranquility, then you should consider a more elevated neighborhood, perhaps surrounded by greenery where you would also have the possibility to find a more spacious property and, why not, equipped with a garden.

Do you plan to come mainly during the summer period? Then you shouldn\’t move too far from the beach, this way you won\’t have parking problems and you can reach the sea whenever you want. But let\’s go into specifics by analyzing four different areas of Gaeta.

Buying a House in the Center of Gaeta. Via Indipendenza, where Tradition Breathes

If you want a house in the center with all services at hand and well-connected, an option that might suit you is Via Indipendenza. Here all the popular tradition of the city is expressed, among artisan shops, bakeries and bread shops that fill the narrow alley with irresistible aromas. The voices of people crowding the street, local products that stand out in small fruit shops and groceries, everything smells of genuine everyday life.

From here you can reach on foot different areas of Gaeta, such as Lungomare Caboto where you can take long walks caressed by the sea breeze.

In Via Indipendenza it\’s possible to find multi-level buildings that preserve the fascinating structure of the ancient houses of fishermen and farmers who lived there with their families, that is small spaces but spread over several floors.

Are you smart working and have transferred your office to your home?

Do you want to organize  documents that you leave scattered on the desk, or do you want to change the arrangement of the furniture to improve your working conditions?

Then let us offer you some advice!

Choosing the room to work in…

Working at home, sometimes, may not give the same results than if you were in the office. The choice of the room and where to position yourself is very important to keep concentration high and be productive. Here are 3 simple tips for you.

  • Try to create your own workspace. Opt for the room that can hold all the tools and devices you need, so you don\’t have to go back and forth around the house and waste time.
  • If possible, go to a room other than the one where you sleep. By moving to another room, used as an office, you prepare yourself psychologically to face your commitments methodically and professionally.
  • Wall colours are also important. If the rooms in the house are painted in different shades, then choose one according to the work you’re doing. If your work is a creative, opt for blue shades. If you do a job for which calmness and relaxation are important, then your colour is green.

How to position the desktop or workstation in relation to the light

  • Choosing the room, let\’s see how to position the desk with the computer in relation to the light.
  • Neither windows should be located in front of nor behind the desktop, so as to avoid those annoying reflections on the computer screen that disturb the view.
  • The light must be parallel to the screen. If this is not possible, it is good to darken the window with blinds or something similar.
  • Also pay attention to the desk on which the computer is placed and to the walls surrounding your work corner. Opt for non-glossy furniture and paints since the combination of these two elements can cause refraction effects.

How to arrange lighting devices

Now let\’s focus on the luminous devices and their arrangement to favour a correct working condition, in the office as well as at home. First of all, remember that in a work environment there should always be the right balance between artificial and natural light. Having said that, here are some tips for carefully choosing lamps, spotlights, LEDs and other light sources.

  • The light source must be warm, never cold, and must not exceed a colour temperature of 3,000 K.
  • Opt for energy saving bulbs so your bills won\’t go through the roof.
  • Do not place the desktop workstations under a direct light source – be it a window in the ceiling, lamps or spotlights placed directly above or overhead and be sure not to place them centrally in the room.
  • Move the computer away from you about 50-70 cm and adjust the brightness of the monitor so that it does not strain your eyes.

How to arrange shelves to store documents

Let\’s imagine that you had to bring a lot of documents home to avoid going out as much as possible, and now you are desperate because you don\’t know how to organize them. Follow these tips to have a clear workspace, keep an empty desk and fill the shelves.

  • The first advice is to sort the documents into groups and subgroups. For example: office bills (group), water, gas, electricity (subgroup). This way finding the \”key\” folder and subfolders will be much easier.
  • To store your suppliers\’ invoices, use a single large folder. If you have one with rings then you can appoint each transparent sheet with a different supplier. If you have simple folders, use paper folders and paperclips to group them.
  • Use different coloured folders and give each one a connotation, so it will be easier and faster to distinguish the content. For example: the folder with the documents to bring to the accountant blue, your projects orange, invoices red and so on.

Now that you have created your small home office, happy working!

Buying a home in Gaeta is now easier with the First Home Mortgage Fund, refinanced again this year by the State through the 2019 Growth Decree. An incentive for those who want to purchase their first home with a mortgage, in which the State guarantees 50% of the required capital, up to a maximum of 250,000 euros.

Who Can Buy a Home with the First Home Mortgage Fund

The incentives are available to all those who do not own a first home (not even abroad) and wish to purchase one. The requirements to access the Fund include:

  • the property must be located in Italy,
  • the property must not have luxury characteristics, therefore cadastral categories A1 (prestigious residences), A8 (villas), A9 (castles and palaces) are excluded,
  • the mortgage must not exceed 250,000 euros and must be granted by a bank or financial intermediary participating in the program.

Families in which at least one spouse is under 35 years old, single-parent families with minor children, young people under 35 with atypical employment contracts, tenants of properties owned by IACP, ATER, etc., will have priority when applications are equal. Additionally, applicants must not own other residential properties, except those acquired through inheritance or given on free loan by the family.

Once the requirements are verified, those who qualify for the fund are entitled to benefits such as:

  • reduced registration tax at 2%,
  • IRPEF deductions up to 19%,
  • passive interest within a maximum ceiling of 4,000 euros per year,
  • fixed mortgage and cadastral tax at 200.00 euros,
  • 4% VAT in case of purchase from the builder

How to Apply for the First Home Mortgage Fund

Don’t own a property yet? Then, most likely, it’s worth buying a home by taking advantage of the Fund. To access the First Home Mortgage Fund, simply go to the branches or financial institutions participating in the initiative. They will send your application electronically to Consap. Once all documentation is submitted, the manager has 20 days to communicate the outcome to the bank.

Once the request is submitted, you will be assigned a progressive protocol number based on the day, month, year, hour, and minute the application was sent. This system is used to determine the priority of First Home Mortgage Fund applicants in case of limited funds.

If access to the Fund is confirmed, the mortgage will be disbursed within 30 business days. But the bank always has the final say. In fact, even if the bank has joined the program, it may still reject the application.

For dealing with your teeth, contact a dentist; to deal with your real estate, contact a real estate agent

But what services does a real estate agency offer?

  • Makes you aware of existing regulations;
  • helps to move at the right times, checking every aspect of the sale;
  • checks that all documentation relating to the property is correct and, if it is not, explains to the client what to do;
  • knowing the market well, they ensure that the property evaluation is adequate, establishing an appropriate price and giving advice even if you want to sell a house to renovate;

  • Implements the right marketing strategies to ensure adequate home visibility;
  • They already have a customer portfolio to target the property in a particular way.

Don’t get caught out in the real estate market, turn to a professional

Another aspect that you may have underestimated is the negotiation phase: indeed, it is not just a matter of making a few phone calls and seeing if the photos and the advertisements published are fine; there is instead a need for a real working method to better negotiate and find the right meeting point between supply and demand, beyond the emotional aspects that can interfere.

Selling a house quickly, therefore, is certainly not child’s play, and facing the whole process and negotiation with the support of a professional and competent figure certainly makes the difference—a real added value.

We at Delta Immobiliare are at your disposal and we are ready to assist you in the sale of your home. Contact Us!

Do you also want to sell your home quickly, but don’t know where to start? If so, one of the first questions that might come to mind is whether it is better to sell your home through a real estate agency or not.

Selling a home is not as simple as one might think, and if you are in a hurry, or want to sell a house in need of renovation, well, even less so. In this article, we will explain some of the reasons why it is in your interest to sell your home through an agency.

To treat your teeth you go to a dentist, to take care of your real estate asset turn to a real estate agent

Let’s start with the most obvious reflection: if every person possesses specific skills in certain sectors, why should one improvise in a field where they are not exactly an expert? If you call your trusted dentist for a toothache, why not turn to a good real estate agent for advice and help to sell your home quickly?

An expert in the sector will perfectly know every step necessary to sell a home and will take charge of everything, preventing you from missing anything along the way.

But what services does a real estate agency offer?

  • Provides information on existing regulations;
  • helps to move within the right timeframe, verifying every aspect of the sale;
  • checks that all documentation regarding the property is correct and, if it is not, explains to the client what to do;
  • knowing the market well, ensures that the property valuation is accurate, establishing an appropriate price and giving advice even if you want to sell a house in need of renovation;
  • implements the right marketing strategies to ensure adequate visibility for the house.
  • already has a client portfolio to which the property can be presented in a targeted manner.

Relying on a real estate agency to sell a home benefits both parties, both the seller and the buyer, because the real estate agent is for all intents and purposes a mediator and, as we have seen, offers specific services useful to both. And if you think a professional costs too much, it’s because you have no idea how much an incompetent person will cost you!

Don’t get trapped by the real estate market, turn to a professional

Selling your home through an agency will protect you from the potential pitfalls of a market like real estate, reducing every type of risk to a minimum. The real estate agent will help you sell your home in the time and manner that best suits your needs, with maximum profit, as they perfectly know the other homes in the area, in addition to having detailed sales analyses in general, and is therefore able to understand the highest return you can get from the sale of your property.

Remember that as it is a rather arduous task, selling a home takes time, and if it is not your job, the support of an agency can relieve you of many stressful burdens and, above all, will prevent you from devaluing it. The famous proverb “time is money”, in fact, has never been as appropriate as in this case!

Another aspect you might have underestimated is the negotiation phase: yes, because it’s not just about making a few phone calls and seeing if the photos and published ads are okay; instead, there is a need for a real working method to handle and negotiate at best, and find the right meeting point between supply and demand beyond the emotional aspects that can interfere.

Selling a home quickly, therefore, is certainly not child’s play, and facing the entire process and negotiation with the support of a professional and competent figure certainly makes the difference, a true added value.
