Do you need to sell your home quickly in Gaeta? The “Pearl of the Tyrrhenian,” with its maritime charm and millennial history, offers a unique setting that can be leveraged to attract buyers. However, to support the city’s potential, you need to implement a mix of strategies, preparation, and local market expertise. Here are five practical tips for selling your home fast in Gaeta and the surrounding areas.

Highlight your property’s unique local features

Gaeta is renowned for its natural beauty, such as the Montagna Spaccata and the beaches of Serapo and Sant’Agostino. If your home boasts a sea view, quick access to the beaches, or is located near historical sites, make sure to emphasize these strengths in your listings. Professional photos that capture natural light and showcase outdoor spaces will be essential to making an impression on potential buyers.

Set a competitive price

The real estate market in Gaeta can be competitive, with strong demand particularly for second homes and tourism investments. Conduct an accurate valuation of your property, taking average local prices into account. Consult a local real estate agency that knows the market inside out and can help you set a realistic, attractive price to sell your home quickly.

Invest in home staging and preparation

Before putting your property on the market, it is important to present it at its best. Small improvements like a fresh coat of paint, repairing any defects, and thoughtful decor can make a huge difference. Also, consider highlighting outdoor spaces like terraces or gardens, which are particularly sought after in a location like Gaeta.

Leverage digital marketing to sell your home fast

An excellent online communication strategy is crucial for attracting buyers. Post your listing on real estate platforms and social media using high-quality photos and detailed descriptions. Consider creating a virtual tour to allow potential buyers to explore the home remotely. Partnering with a real estate agency that uses advanced digital tools can make all the difference.

Organize targeted viewings

Viewings are the crucial moment for convincing buyers. Organize appointments during the best times of day to make the most of natural light. Additionally, be available and flexible with your schedule to accommodate viewings.

Does the first heat of the season make you dream of summer? Well, we have ideas and a short guide on the most interesting inspirations for garden furniture 2024 that can help you furnish your outdoor space at home.

Garden furniture 2024: the gazebo with alternative materials and shapes

If you are imagining yourself in the garden under the shade of a gazebo or on the terrace sipping a cold drink, but for now you only have an empty and unwelcoming space, you are on the right page!

Let’s start by talking about fixed solutions, the most challenging is to choose, both in terms of style and size.

The style of the house certainly influences the choice of a fixed structure. The new trends speak of clean lines and contemporary materials that go well with the home in a classic style. Indeed, working on contrast gives an extra twist to the style of the entire housing complex.

A clean and minimalist design, in fact, is one that combines a house with a modern feel and one with a more traditional taste. For example, a combination that may seem risky, but works very well, is the one that combines tradition and contemporaneity. Like a pergola, or an aluminum gazebo painted in neutral colours, placed next to a historic residence, or a typical style house.

Create an outdoor living room with outdoor furniture

In summer the garden becomes an environment to be experienced in 360°, from morning to evening. Therefore, think about furnishing it with everything you need to make it welcoming and functional.

Start by creating a welcoming living room by choosing your preferred style. You can opt for a boho style with lanterns and fringes used as furnishing accessories and to make wicker armchairs more comfortable use cushions and blankets in warm colors. The extra detail? A hammock in warm colors – or a hanging armchair – and candles to create a welcoming and refined environment.

There are several materials on the market suitable for outdoor spaces. For example, for flooring, teak is easy to manage in an outdoor environment thanks to its resistance to water, fungus, salt and other environmental factors which normally damage the wood.

As for fabrics, it is advisable to opt for artificial fibers such as coated polyester, acrylic and olefin as they tend to last longer and are resistant to moisture.

Full color! Between metal and colorful furnishing accessories

Color should be introduced among outdoor furnishing accessories. Colored metal meets neutral textiles to create an eye-catching and contemporary contrast.

If you prefer soft Mediterranean atmospheres, wood is the perfect material to recreate a rustic but very chic effect, with tables and chairs covered in light fabrics.

If, however, you prefer a more pop decor, you can opt for furnishings in bright colors and even those with a glossy finish.

Still haven’t found the house with garden of your dreams? We’ll think about it!

This article is not just for those who already have a house with a garden or terrace. If, in fact, you are looking for a property in Gaeta with an outdoor space, you can find many opportunities on our website! Take a look here or contact us for more information.

Did you know that condo fees can be tax-deductible? Read this article to learn about condo fee tax deductions and how to claim them.

Which condo fees are tax-deductible?

It is possible to deduct condo fees for work carried out on the building’s common areas, with percentages that may vary according to annual tax regulations. Here are some deductible interventions:

  • facade renovation work;
  • energy efficiency upgrades;
  • waterproofing of exposed areas (such as balconies or roofs);
  • repair, replacement, or simple routine maintenance of the building’s systems and common areas;
  • renovation and safety upgrades for stairs and elevators;
  • building renovation work;
  • restoration to preserve parts subject to decay.

How to claim condo fees

To request a partial deduction for 2022 expenses, simply fill out this year’s 730 form with the expenses incurred in 2022, entering them in “Section E – Charges and expenses.” However, the building manager must report them to the Agenzia delle Entrate (Revenue Agency) via a document detailing the individual interventions and the relative shares attributed to each condo owner. The document must be sent exclusively electronically.

Subsequently, the Revenue Agency will include the eligible deductions in the individual’s pre-filled 730 form.

Who can benefit from condo fee tax deductions?

Property owners have the right to benefit from deductions on condo fees in proportion to the shares expressed in the millesimal tables. Even those who are self-employed and have a home office can deduct 50% of condo fees, utility bills, and rent, but only if they fall under the ordinary tax regime and not the flat-rate (forfettario) scheme.

Benefits can be accessed once the expenses have been paid by the building manager, with payment completed within the year and by the deadline for filing the tax return. In general, it is possible to benefit from condo fee deductions over a period of ten years.

Often those who come to the agency to buy a house still have a bit of confusion in understanding the differences distinguishing the first home from the second home. We will talk about it in this article where you can find a clear distinction between the two, both from a practical and tax point of view, and also some clarifications on first home benefits.

Differences between first home and second home

Let’s start by clarifying the definition of first home. The first home is the home where a family or individuals reside. Residence, therefore, is an indispensable condition that defines the property as a first home, while it has nothing to do with a temporal connotation. In fact, before the first home, it is possible that you may have already purchased another property for residential use. This does not prevent the second home purchased in chronological order from becoming the first home if you move your residence.

But now we come to the tax differences. In the case of purchasing the first home, the tax register amounts to 2% of the cadastral value, otherwise in the case of a second home that raises to 9%.

In the case of first home purchase from a construction company, the VAT to be paid – as an alternative to the Tax Register – is 4% of the price of the dwelling, and 10% in the case of second home purchase.

When you can take advantage of the first home benefits

Let\’s see the cases in which it is possible to take advantage of the benefits regarding the purchase of the first home.

If I have inherited a house in which I reside, can I buy my first residential property taking advantage of the first home benefits? Yes, as long as you move your residence there, and then live in the purchased house. Having bought a property for the first time, in fact, does not make that property a first home.

Let\’s say that I live and reside in a house purchased with the first home benefits and now I would like to rent it to buy another house where I can live. Could I take advantage of the tax breaks again for the purchase of the house? Yes you could but only by selling the first house, or committing to sell it within a year. In case you do not comply with this condition, you would have to pay the difference in taxation and also penalties, unless you repent before the deadline expires.

Is the first home under 36 bonus still valid?

People under 36, who plan to buy a house, still have the option to take advantage of the first home under 36 bonus. The first home youth mortgage 2021 has in fact been extended until December 31, 2023. The requirements to access the bonus are under the age of 36 and an ISEE not exceeding €40,000.
